Every office is different, which is why there's no price list. A serious quote comes after someone has seen the building. But the factors that decide the price are well known, and knowing them helps you budget.
Size, layout and number of people
The floor area matters, but layout matters as much: open-plan floors are quicker than lots of small rooms. The number of people drives use of kitchens and washrooms, which take the most cleaning time.
Floor types matter too. Carpet, hard floor and specialist surfaces need different methods.
Frequency and hours
Daily cleaning costs more in total than weekly, though each visit is shorter. Out-of-hours work is normal for offices and usually priced accordingly. Urgent or same-day work carries a premium, as we explain in our emergency cleaning page.
A flexible schedule that follows how you use the office, for example lighter on quiet days, often saves more than negotiating the hourly rate.
Extras and supplies
Windows, carpet extraction, deep cleans and consumables are usually priced separately. Ask for them itemised so you can compare quotes fairly. See supplies and towel service for what can be bundled.
Set your budget as a range, agree the specification first, and then compare quotes on the same specification.
Compare quotes on the same specification, or you're comparing prices for different jobs.
The short answer
Size, layout, people, frequency, hours and extras set the price. Agree the specification, get itemised quotes and budget a range, not a single number.
