Ask for an office carpet cleaning price online and you'll often get a rate per square metre. It looks simple, but it leaves out most of what decides how long the job takes. That's why we look at the floor first, then give you one fixed price in writing.

Floor area is only the start

The size of the area matters, but two floors of the same size can be very different jobs. A clear meeting room is quick. An open-plan floor with fixed desks, cable trays and pedestals to work around can take twice as long, even though it measures the same.

Furniture, not floor area, often decides how long a carpet clean takes.

What we look at on the walkthrough

  • The fibre. Wool, nylon and polypropylene don't behave the same, and some need a gentler method. We check, and test a small hidden patch.
  • How dirty it is. A carpet cleaned last year needs less work than one that hasn't been touched in five. The walkways to the kitchen and lifts usually need pre-treating.
  • Stains. Coffee, ink and old marks each need their own treatment. Some only lighten, and we'd rather tell you that before we start.
  • What has to move. Desks, chairs and pedestals take time to move and put back. We agree what we move and what we clean around.
  • Access. Lift bookings, security sign-in, parking and the hours the building allows all shape the plan.
  • Drying time. If the floor has to be in use by 8am, we plan the visit so it's dry by then.

Why a fixed price is better for you

A rate per square metre puts the risk on you. If the job turns out harder than expected, the price goes up on the night, or corners get cut to fit the number. Once we've seen the floor, the price we give you is the price you pay, and it covers everything we agreed.

A carpet price without seeing the carpet is a guess. A walkthrough turns it into a promise.

How much does office carpet cleaning cost in London?

Our carpet cleaning starts from £120 for a small area. Most office jobs cost more than that, because they cover more floor or need more preparation, and that's exactly what the walkthrough works out. It's free, it doesn't take long, and you get a written quote within 24 hours. If you want to know what happens on the day, see what to expect from a walkthrough.

We clean office carpets right across Central London, including the City of London, the Barbican, Clerkenwell, Fitzrovia, Mayfair and Soho.

The short answer

Carpet cleaning is priced after a walkthrough because the floor, not the floor plan, decides the work. A quick look gets you a fixed price with no surprises on the night.
